What to Expect
Upon receiving a new appraisal request, the contact for access will be contacted to book an appointment within a maximum of 4 business hours. The ordering party will be notified via phone or email with all updates pertaining to the status of the appraisal (confirmation of appraisal acceptance; appointment booked, report completion).
As part of the service we provide, upon completion of the appraisal report, the appraiser will contact the client/ordering party of the appraisal to discuss the results of the appraisal and the appraiser’s data analysis and reasoning of the final opinion of value.
All appraisal reports will be completed within a 2-3 business day turn around time unless stated upfront otherwise. At the request of the client, expedited/rush appraisals can certainly be accommodated. Please disclose of pending deadlines to ensure that we can complete the appraisal process within a timeline that is acceptable to you.
During the appraisal viewing
The appraiser will provide the contact for access with a business card and will be courteous and presentable. The appraiser will walk around the subject property/unit, taking notes of the features and finishes of the property. Interior and exterior photographs are required. It is necessary to ensure that all rooms/areas of the property are unlocked and available for the appraiser to see (including storage areas and mechanical room). The exterior of the property will also be viewed as front, street and rear photos are required. The appraiser will measure the dwelling from the exterior. Typically, condominiums can be viewed in less than 15 minutes while dwellings can be viewed in 20-40 minutes (depending on size and complexity).
